CASE # 17-38:  8442 VICTORIA DR (PPN: 581-17-072) – ROMAN & NATALIYA ZAKHARCHUK, OWNERS  - VARIANCE OF 22’ FOR DRIVEWAY EXTENSION & 5’ FOR DEPTH OF DRIVEWAY APRON

The matter under discussion is at the request of Mr. & Mrs. Roman Zaharchuk, owners of 8442 Victoria Drive, Broadview Heights, Ohio 44147 (PPN 581-17-072) for a variance of 22’ from the requirement for a driveway to be limited to the width of the garage.  Total width at the garage is 54’.  Also requested is a variance of 5’ from the required depth for a driveway apron of 30’.  Codified Ordinance section 1023.02 limits a driveway to the width of the garage and the depth of the drive apron to 30’.

The matter under discussion is at the request of Mr. Joseph Balog, representing the proposed Discount Drug Mart and the owners of 9314, 9318 and 9342 Broadview Road, Broadview Heights, Ohio 44147 (PPN: 583-04-004, 005 and 006):

  • The request is for a side parking lot/driveway set back variance of 43 ft. with the setback shown as 7 ft.  Codified Ordinance section 1276.06 requires a 50 ft. front parking lot/driveway setback.
  • The request is for a building size variance of 8,000 sq. ft. with the size shown as 28,000 sq. ft.   Codified Ordinance section 1276.03 requires a maximum building size of 20,000 sq. ft. for grocery and retail stores.
  • The request is for 30 ft. variance for a pharmacy drive through within 350 ft. a residential dwelling. Codified Ordinance 1276.02(b)(3) requires a distance of 350 ft.
